This Precedent is a short form contract/agreement for the sale and purchase of freehold agricultural bare land with vacant possession. It incorporates the Standard Commercial Property Conditions (3rd Edition — 2018 revision) (SCPCs) and includes optional wording for payment entitlements under the Basic Payment Scheme to be transferred along with the farm land. This contract/agreement is suitable for use in relation to agricultural land in either England or Wales.

Precedents

This Precedent is a short form farm business tenancy (FBT) agreement within the meaning of the Agricultural Tenancies Act 1995 (ATA 1995) for use of a holding for purely agricultural purposes for a term not exceeding two years. The agreement is suitable for granting a tenancy of bare land. It can also be used if there are one or two stand-alone buildings (such as Dutch barn or similar) on the land.
