Practice notesHow do BER certificates / DECs apply to commercial property?
This Practice Note looks at how SI No 243/2012 European Union (Energy Performance of Buildings) Regulations 2012 (Ireland) (the BER Regs 2012 (IRL)) apply to commercial property in Ireland.
The BER Regs 2012 (IRL) requires:
- •
a Building Energy Performance Regulation (BER) certificate to be produced on the sale, rent or construction of a building
- •
a BER certificate to be accompanied by a recommendations report (Advisory Report)
- •
advertisements for the sale or letting of a property in commercial media (including written particulars for the property) to include the BER rating for the property
- •
a Display Energy Certificate (DEC) to be displayed in commercial premises which are larger than 500 sq m and are frequently visited by members of the public, in a prominent place visible to members of the public
- •
a DEC to be displayed in all buildings larger than 250 sq m which are occupied by public bodies and are frequently visited by the
