There are various rules which govern when a section 27 notice can be served and what information needs to be included which are outside the scope of this Q&A. Notice may be served either under section 27(1) or section 27(2) of the Landlord and Tenant Act 1954 (LTA 1954).

A section 27 notice must give at least three months’ notice of the tenant’s intention to either determine the lease, or that it does not wish the lease to continue on its contractual expiry. There is no prescribed form and this can be done by way of a simple letter. See examples here: section 27(1) notice and section 27(2) notice.

Pursuant to LTA 1954, s 66(4), section 23 of the Landlord and Tenant Act
