Party wall disputes

This Overview summarises the main functions of the Party Wall etc Act 1996 (PWA 1996), including the rights available to building owners, the process of serving notice to do works, and determination of a party wall award. It also summarises the provisions on sharing the costs of party wall works, security for costs and compensation for damage.

  1. work on existing party walls or structures

  2. construct a new wall or structure at or astride the boundary line with an adjoining property, or
